Why to List With Us


Today’s technology allows us to reach millions of qualified buyers world-wide in real time. According to a recent study by the National Association of Realtors, nearly 87% of home buyers initiate their home search on the internet, making it imperative for your home to have unparalleled web exposure.  However, the internet is not the only means to marketing your property correctly. 

It important to use a multi-pronged approach to real estate marketing - one in which you put tremendous time and focus into the aspects of selling your home that you have control over: marketing, presentation, and price.

There are four major aspects of selling your home that we will focus on: pricing, presentation, marketing, and communication.

PRICING

We utilize a multi-step approach in determining a suggested list price range for your home. This includes a careful review of recent real estate activity within your neighborhood, recent comparable sales, comparable homes under contract, comparable active listings (your competition), and recent comparable expired listings. 

Because our approach to pricing is multi-dimensional, we do not traditionally provide a “Suggested List Price” at our initial consultation meeting. We couldn’t possibly place a value on one of your largest investments without ever having seen it!  After we have viewed your home and analyzed all of the relevant information, we will re-convene to discuss a suggested list price.

As the real estate market trends more towards a Buyer's Market, it is increasingly important to price your home correctly upon entering the market.  

PRESENTATION

Getting your home ready to sell generally involves more than just giving it a good cleaning (though keeping it clean is important). We must first start by viewing your home through the eyes of a potential buyer.  We will assist you in performing a thorough review of the interior and exterior of your home and will provide tips that will help make your home more attractive to potential buyers. These tips may include things like:

  • Furniture arrangement
  • Re-painting rooms with softer colors
  • Simplifying the contents of rooms, closets, and drawers
  • Making minor repairs
  • "De-personalizing" the home
  • Accessorizing and furnishing vacant homes
  • Landscaping ideas

MARKETING

Marketing real estate is more than just uploading information in the MLS and putting a sign in the yard.  It's important to develop a strategy, implement that strategy, and then re-evalute that strategy as time passes.  Although each property is different and, therefore, each marketing strategy is different, the following are important pieces of my standard marketing approach:
